Tell us the property and the plan

The sign up sheet asks for the shape of the deal — property type, what you want to do with it, where it is, and anything you already know about the numbers. No tax returns, no pay stubs, nothing to dig out of a filing cabinet yet.

We match it to the lenders

This is the part most people never get to see. We take your file across the lenders we work with and read it the way each of them reads it, because they do not all count income, reserves and property condition the same way. Then we bring back the ones that genuinely fit.

You choose, with real numbers

You get the options side by side, explained in plain English, with someone on the phone who can answer the questions as they come up. You pick the one that makes sense for you, or you walk away. There is no cost to look.

We stay on it through closing

Once you have chosen, the work is not done — files stall on paperwork and unanswered requests. We keep the file moving and keep you told, so you are never guessing what stage you are at.

Three kinds of deals

Each one gets read differently.

The single most useful thing we do is know how each lender reads a file, because the same borrower can be a strong yes in one place and a hard no in another.

Residential

A primary home, a rental, a renovation. Lenders here look at your income, your reserves and the property itself, and they weigh each one differently.

Commercial

Storefronts, offices, mixed-use, retail. The property has to carry its own story — the leases, the tenants, the location — and that is what we present.

Portfolio

Several properties held together. The question stops being one rate and becomes whether the whole structure still works when you add the next one.
